With that in mind, the information below will provide you with a general guide to held you understand the Castle Homes Processes and your role and responsibilities in those processes.
It is our privilege to work with you whether we are building you a new home, customizing a previously framed home, renovating your current home, or simply selling you one of our many homes on the market. Prior to the construction you will attend a Plan Review Meeting to review and sign your actual construction drawings. We will sketch out your desired home (interior/exterior) for approval prior to construction. We will build your home in exact conformity to the specific set of plans agreed upon and the features specific to your community. Because we are continuously reviewing, improving and changing our plans, as well as meeting every changing codes and regulations, your home and construction drawings are unique and are the current set available.
To fully appreciate and understand the magnitude of our work one must attend an orientation.For your convenience we hold several orientation meeting times every week. You must first call, 416-953-5353, and schedule your orientation.The Final Two Hour Design Consultation
1.All appointments to the Design Center must be made by phone only, 416-953-5353.
2.Arriving on time is very important and canceling and rescheduling appointments must be done at least 48 hours prior to the scheduled appointment. Making the scheduled appointment is very important in that we are usually scheduled two weeks in advance.
3.Arrive on time to your scheduled appointment, as appointments begin and end at the scheduled time.
4.All prices are subject to change without notice. Posted prices are effective on the day you make your final selections and make payment for any upgrades.
5.A deposit is required when your upgrade selections are finalized during your consultation. If your house is a stage nine or less, a 50% deposit is required and at a stage ten or greater, a 100% deposit is required, these two stages are approximately the interior paint stage, ask your Design/Sales Manager for specifics on your home.
6.Bring your check book to your consultation, as we do not accept credit cards.
Your Optional "Frame Walk" (If applicable)
Luxury Castle Homes offers our buyers the opportunity to walk their home with the builder to review the home after the installation of all mechanical, electrical and plumbing roughs, prior to covering the walls with sheetrock. The Frame Walk is not a quality walk. Rather, it is an opportunity for our customers to review the installation of all change orders and to discuss or ask any questions directly with your builder about the construction of your home.
The walk is optional and your Design/Sales Manager must be advised of your desire to have the walk. Your Design/Sales Manager will schedule your walk once they have been notified of your interest.
Construction progress will not be delayed if you are not available at the time the home is ready to walk. This rarely is a problem when everyone knows well in advance that a walk is desired. The walk is done during business hours on a weekday or week-end. Safety hat and shoes must be worn during this walk
The following highlights the steps leading up to your occupancy and closing:
1.Attend a Pre-Delivery Inspection with your Builder.
In that meeting you will:
oReview your contract and verify all your deposits and balances due.
oComplete the PDI form and certificate from TARION (Ontario New Home Warranty)
oReceive and review the Luxury Castle Homes "Homeowner's" Manual.
oReview the Homeowner Information Package
oSchedule your Demonstration Walk.
2.Attend your Buyer Demonstration Walk with your builder.
During the Demonstration Walk the builder will cover many important issues and we request that all purchasers on the Purchase Agreement attend the meeting. We also ask that small children not attend the meeting so that everyone can focus their full attention to the covered items. The meeting should take about one or two hours.
The items covered in this meeting include:
oThe operation of all mechanical, plumbing and electrical systems and appliances.
oA review of the manufacturers and Builder warranties
oA discussion of required homeowners maintenance items
oA review of the Luxury Castle Homes customer service procedures for after closing
oA final cosmetic review of the entire home.
Important Notes:
1.If you wish to have an independent inspector review your home prior to closing, this should be scheduled earlier than your Pre-Delivery Ispection meeting. The inspection must be conducted prior to the Buyer Demonstration Walk and its timing will need to be coordinated with your builder.
2.During the PDI, you should identify any damaged, incomplete, or missing items, as well as anything that is not operating properly or cannot be assessed because it is obscured from view or inaccessible. All such items should be included on the PDI Form. A more detailed description of the PDI including a checklist of interior and exterior items that should be examined, can be found in the brochure called "Getting Ready for the Pre-Delivery Inspection", which is published by Tarion and available in the Resources Section of www.tarion.com. Your builder will document those items and attend to them during the days between your PDI meeting and your occupancy.
3. The One Year Warranty- Your home's statutory one year warranty coverage begins on the date you take possession of the home. The home should be constructed in a workmanlike manner and free from defects in material, be fit for habitation, constructed in accordance with the Ontario Building Codes and free of major structural defects.
4.The Two Year Warranty- During second year of your occupancy your home is covered for any water penetration through the basement of foundation walls, defects in materials, including windows, doors and caulking, or defects in work that results in water penetration into the building envelope, defects in work or materials in the electrical, plumbing and HVAC system, defects in work or materials winch result in detachment, displacement or deterioration of exterior cladding (such as brickwork, aluminum or vinyl siding), violations of the Ontario Building Code affecting health and safety such as fire safety and structural adequacy of the home and major structural defects
5.The Seven Year Warranty- Your home's seven year warranty covers major structural defects provided directly by TARION not the Builder and our company. This warrant covers any defect in work or materials that result in the failure of a load-bearing part of the home's structure or materially and adversely affects its load-bearing function and/or adversely affects the use of the building as a home.
We understand that everyone wants to know well in advance when their home will be finished. Predicting months in advance when a home will be complete is very difficult. We wish it were not so, but the truth is that we can not guarantee completion dates in the early or middle construction stages with any certainty.
Other discussions with your Design/Sales Manager or builder about when they think the home might be ready, or how long it takes us to build a home, or a date that they are shooting for, are exactly that, discussions, purely anecdotal. It is not unusual for a home to take thirty or even sixty days more, or less, than the "typical" or anticipated construction time.
•You may observe that a home started after yours actually gets completed before your home. This is likely the result of upgrades, finishes, trade and material availability, and weather conditions not because we would ever place a higher priority on one home over another.
•Please be very careful when locking loan rates with your mortgage company or in the timing of listing and selling your existing home. Luxury Castle Homes is not responsible for buyer expenses associated with second moves, storing furniture, loan rate locks or other expenses associated with desired or anticipated closing dates.
The occupancy and closing date is a delicate subject and we really do not want it to become a problem. We want to finish your home as soon as possible. It cost Luxury Castle Homes more money to build a home slowly than to build it quickly, and remember, we do not get fully paid until your home is complete.
